Four facts that change the job

  • Licensed work above A$5,000 In NSW, underpinning or piering work valued above A$5,000 in labour and materials needs a contractor licence, and the Home Building Regulation lists it as its own trade category. Ask any provider for a licence number and the categories it covers before you compare quotes.
  • Water is the usual cause CSIRO's footing guide says even a minuscule leak can saturate a clay foundation. Leaking pipes, blocked gutters, downpipes that end at the wall and overwatered garden beds sit on the same list, and where a leak is the cause, CSIRO says the remedy is to repair it.
  • Not every crack is the footing CSIRO says most cracking in masonry walls is a cosmetic nuisance and can be kept in repair or even ignored. Cracking that comes from local shear or erosion is different: it usually keeps developing until the original cause has been remedied.
  • A map is a start, not a finding The state maps the soil landscape under most of Greater Sydney, and we read it for each suburb with a page here. It shows what kind of ground to expect, not what your footings sit on: CSIRO says remediation of footings is generally the realm of a specialist consultant.

Underpinning across Sydney

Sydney's ground is not one thing, and the state's soil-landscape mapping says so suburb by suburb. In our five-point samples it returns a filled-ground unit at Mascot, a shale-country unit at Castle Hill, sandstone country at Beacon Hill, and a mix of two shale-derived units at Marrickville, while Penrith sits on flat terrace ground. The reports behind the map list "moderately reactive" subsoil among the limitations of the units at Castle Hill and Marrickville, and erosion and drainage limits, not reactivity, for the sandstone unit. A survey at that scale shows what kind of ground to expect, not what is under your footings; that comes from an investigation of the lot.
